Whether buying or selling real estate, the internet can be a great starting point and a very useful tool, but should not be the end all be all of where you obtain your information. The internet has made it incredibly easy to view properties for sale along with the listing price. The ability to view individual Realtor websites, get information on local real estate, and learn about real estate in general is astounding. It is easier than ever to arm yourself with knowledge; the important thing is to know the difference between reality and inflated marketing claims.
Real estate agents have often been on the front lines experimenting with new technology. Laptops, remote computer access and mobile real estate web apps have all been major factors in a challenging career that is fast paced and relies on tons of information that seems to be changing every nano second or so. The iPhone has been one of the most popular smart phones by far but now the smart phone market has expanded to include other great operating systems and platforms. With the growth of these many phones and OSes, application developers have provided new software for almost every conceivable use. Currently there are many new mobile real estate apps aimed at helping real estate agents by providing all sorts of timely information.
However, with all that technology, many listings found online through these devices portray photos and videos that often do not do a home justice and sometimes be utterly misleading. Physically viewing a home, walking through it and seeing its pluses and minuses is still a critically important part of a home purchase.
Likewise, when selling a home don?t just depend on a real estate website to make your pricing decisions for you. A competent real estate professional is in touch with the local market, knows what is selling, can provide accurate comps and issue a CMA (Comparative Market Analysis) which will detail what your individual home should be listed at. Getting more than one opinion in this case is a good idea.
The internet is an invaluable tool for sellers and buyers but not all information should be taken as the gospel. An experienced Realtor, experienced lender, experienced inspector, and possibly even an experienced lawyer, are instrumental in completing successful real estate transactions.
